  1. Who provides the rental guarantee for 3 years?

    Hampton Hotel and Residence Management (HHR) will provide the rental guarantee. HHR is 100% owned by Primo Service Solutions PCL (PRI.TH) which is listed on the Stock Exchange of Thailand. Primo Service Solutions PCL is part of the Origin Property Group.

  2. In case the first 3 years HHR gets higher rental revenue (more than 5%), will the extra rental be paid to investors?

    No, during first 3 years of rental guarantee period, if HHR gets higher rental rate, HHR will keep it. Investors will be paid 5% p.a. fixed return, nothing more and nothing less.

  3. Does the Investment Program “IP” term of 10 years include rent-free period?

    Yes, the rent-free period of 4 months will be included in the IP term of 10 years. That means investors will be paid rental for a period of 10 years minus 4 months.

  4. Why is the IP term stated as 3+3+3+1 years instead of 10 years?

    This is due to tax efficiency for keeping the term to 3 years and renew each time. The taxes will be lower than stating this as a 10-year contract.

  5. After 3 years of rental guarantee period how do you calculate the rental return for investors?
    HHR will calculate the rental return by using the net profit (revenue – actual expenses) to distribute rental sharing based on the unit size (sqm). The unit size and return table will be provided in the IP Agreement. The return to investor will not be calculated based on the Purchase Price of the property.

  6. Any withholding tax on the rental income payable to investors?

    Yes, all rental income payable to investors will be subject to a withholding tax rate of 5%.

  7. Any auditor report for HHR performance each year?

    Yes, HHR will appoint a reputable Auditor to deliver financial and performance report on annual basis to each investor. However, the Auditor has yet to be appointed at this stage.

  8. How is the rental income payable?

    The rental income will be payable on quarterly basis in arrears. HHR will distribute the rent and can transfer to investor’s account in Thai baht based on bank account provided. If the investor is overseas, HHR can pay the rent to client’s overseas bank account, but the client will need to absorb the bank fee on his/her side for transfer amount.

  9. Does HHR rent the units out of daily basis like a hotel?

    No, HHR only offers minimum 1 month lease for the units to tenant.

  1. If investors are living abroad, who will take care on the common area fee payments?

    If the investors are not living in Thailand, they can request HHR to deduct the common area fee from the rental but need to be provide written instruction to HHR to do so.

  2. Can investor opt out from the Investment Program during the 10 years period?

    No, the investors cannot opt out before the IP term expires in 10 years. In case investor would like to exit from the IP program, investor must pay a penalty which is equivalent to the last monthly rental income collected multiply by 24 months.

  3. When the first 10 years IP term ends, what will happen?

    The unit owners can vote to stay in the program or exit the program. If over 70% of owners vote to remain in the program, then the IP program will continue for another 10 years. For those 30% who vote to exit, they can exit without paying any penalty.

  4. Who pays for the furniture and appliances for joining the Investment Program?

    HHR will pay for the furniture cost and appliances instead of the investor. However, upon investor exiting the program or the 10 years term has ended, whichever is earlier, HHR will remove those items within 90 days. The unit will be subject to normal wear and tear and will be the responsibility of investor to fix after the unit is returned to them.

  5. Investors can use 14 days as free stay. Could this right be transferred to another person? And can 14 days be carried forward to next year if not used?
    Yes, could be used under other person’s name but must be informed by unit owner when making reservation. And no, the right for free stay cannot be carried forward to next year.

  6. Is it compulsory to pay HHR for commission on resale the unit for investor?

    No, the investor can use any property agent to promote and sell the unit but the new owner needs to accept the lease term and follow the existing IP agreement.

  7. Once the investor chooses to exit the program, which facilities area can investor use?

    If the investor chooses to use the IP program for own stay, the owner can use the facilities of IP program but cannot use on the residential side.

  8. How many units in this project is allocated under the HHR’s Investment Program?

    There are a total of 774 units in this project Origin Bangna Place. A total of 399 units are allocated to the HHR’s Investment Program. Out of the 399 units, we have a total of 114 units being allocated to foreign quota and the remaining 285 units being allocated to Thai quota.
